Recently, a mother Mallard duck chose a cozy flower bed by the pool to hatch her two ducklings. Our team, led by Superintendent Andre Loyer, has gone above and beyond to ensure their safety and comfort, even constructing a small ramp so the ducklings can easily access the pool. 𝗜𝗻 𝘁𝗵𝗲 𝗡𝗲𝘄𝘀. 📰 Last month, our CEO Michael Waters, sat down with Kevin Carmichael from “The Logic” to share his insights on Canada's Housing Plan. Michael shared his analysis highlighting its ambitious goals and the potential challenges ahead. Here are the key takeaways:   - 𝗚𝗼𝘃𝗲𝗿𝗻𝗺𝗲𝗻𝘁 𝗘𝗳𝗳𝗼𝗿𝘁 𝗮𝗻𝗱 𝗦𝗽𝗲𝗻𝗱𝗶𝗻𝗴: The plan involves tens of billions of dollars in spending, making it one of the most significant federal efforts in recent memory. To make the plan work, provinces and municipalities will need to facilitate the building process. - 𝗙𝗶𝗻𝗮𝗻𝗰𝗶𝗻𝗴 𝗜𝘀𝘀𝘂𝗲𝘀: Raising capital gains taxes, as part of the plan, could make it more difficult raise funds. - 𝗙𝗼𝗿𝗲𝗶𝗴𝗻 𝗜𝗻𝘃𝗲𝘀𝘁𝗺𝗲𝗻𝘁 𝗕𝗮𝗻: Extending the ban on foreign investment in Canadian housing may turn unfinished condo developments into stranded assets, as these projects require a certain percentage of pre-sales to continue. Prior to the ban, foreign buyers were an important source of investment for the construction of new supply particularly in the condominium sector. Current economic conditions are challenging for condo owners and developers. - 𝗔𝗺𝗯𝗶𝘁𝗶𝗼𝘂𝘀 𝗛𝗼𝘂𝘀𝗶𝗻𝗴 𝗚𝗼𝗮𝗹𝘀: The promise of 3.87 million new homes by 2031, requiring about 550,000 units per year, is ambitious. The highest amount of housing ever built in a single year in Canada was in the 1970s, but that record is less than half of what is required annually under the new plan. - 𝗡𝗲𝗲𝗱 𝗳𝗼𝗿 𝗣𝗿𝗶𝘃𝗮𝘁𝗲 𝗖𝗮𝗽𝗶𝘁𝗮𝗹: For the federal government to achieve these goals, there must be a focus on attracting more private capital to the housing market. We savored delicious gelato from local favorite Farinella, and hosted a raffle featuring a Team Canada Lululemon hat and gift card. This event kicked off our 2024 pre-Season of Giving campaign, successfully raising $270 for various charities in our city.
