Pioneer Grove at Eden’s is a new, mixed-use neighborhood rooted in agriculture, situated on nearly 15 acres, less than 20 minutes from Downtown Dallas.  Pioneer Grove will provide country living just minutes from the big city, including quaint, cottage-style homes and petite cottages nestled into the natural landscape surrounded by endemic, old growth trees, majestic, native prairie grasslands, wildflowers, perennials, and water features.

The community will support the ongoing sustainable farming activities on site (approx. 2-3 acres) in addition to a range of commercial, retail, and hospitality services fronting Pioneer Road.

Built on the ethos of preserving nature and the history of sustainable farming practices in Dallas County, Pioneer Grove is the vision of longtime farmer/owner – and resident – Marie Tedei. Marie has been a community leader and champion of small, sustainable agriculture in North Texas for over 20 years, and she looks to offer a nature-based living experience to new friends and neighbors who will form the Pioneer Grove community. The cottages will be nestled into the countryside within a car-lite, walkable neighborhood. Much like the English Countryside, a series of “cottage courts” will provide communal green spaces, access to on-site produce, a community pool, and other amenities connected by scenic, winding, permeable walking trails.

Pioneer Grove strives to be a one-stop village for residents, vendors, and visitors.

In addition to the residential component of Pioneer Grove, we seek to create a vibrant center of activity for the entire Balch Springs and surrounding communities through a mix of farm-to-market retail shops, cafes, restaurants, and event space. Look for the return of the on-farm Farmer’s Market!

The Pioneer Grove Market is intended to bring vibrancy to the community as an amenity to residents but as well as a trendy area to visit in Balch Springs.

Agriculture

Farming and ranching components will stay active within the center of the property as a continuation of the initial intended use of the homestead from before Balch Springs was incorporated.

Pioneer Grove neighborhood will focus on a variety of housing types including rural-style and petite cottages with front porches and beautiful native, drought tolerant and easy care landscaping.
