Job Description

As the Director of Operations of our more than 300,000 square foot diverse regional marketplace, your objective will be to optimize the shopping experiences of our customers and to foster success for our vendor/tenants, thereby producing an overall stellar financial performance for our already highly successful business model. You’ll accomplish this by achieving the highest standards of excellence for a friendly, clean, well-maintained, safe, and visually appealing environment.

In your capacity as Director of Operations, you will lead a team of approximately 50 people in operations and facilities, as well as contracted services. You’ll hold ultimate responsibility for nurturing customer and vendor relationships, managing rental income (our primary revenue center), and finding new ways to make the shopping experience of our customers unique. In collaboration with our Manager of Facilities (reporting to you), you’ll have ultimate authority for onsite grounds & and property maintenance, facilities budgets, capital expenditures, and other new projects.

Your role will involve becoming the face of our business with major tenants, promptly addressing tenant needs, developing positive public relations with municipal and civic organizations, proactively identifying income-generating opportunities, coordinating the delivery of premises to tenants, and closely monitoring tenant openings and closings. The ideal candidate will possess a deep understanding of our target market and will ensure our competitive positioning through the creation and execution of effective operational and marketing programs and initiatives, and property enhancements.

A minimum of 8 years’ experience in retail or property management, and/or multi-unit retail management at a regional or district level, will position you well for success in this position.

Principal Responsibilities/Outputs:

As the Director of Operations, you will drive success by directing and managing the following:

Operational Excellence

Create a world-class shopping experience by establishing and maintaining exceptional operating standards. Maximize internally managed and externally contracted services.

Team Leadership

Develop and retain a highly skilled team, continuously providing employees with the necessary tools and training to achieve the highest standards of performance.

Staffing and Coverage

Ensure optimal management and staffing levels to meet business needs and enhance the customer experience in our weekend business model. This includes the design of and participation in our weekend Manager-on-Duty (MOD) program.

Financial Optimization

Develop and execute action plans for revenue growth and expense control, ensuring the achievement of annual budget targets, and continued expansion of profitability.

Leasing Strategy, Execution, and Vendor Relations

Guide the center's overall leasing strategy for our more than 500 vendors/tenants and storefronts, nurturing enduring relationships. Optimize tenant communications. Proactively address tenant issues and facilitate formal and informal tenant meetings. Ensure compliance with our rules and regulations, lease terms and conditions, and actively seek new opportunities for property leasing to enhance the overall portfolio.

Direct the Facilities Team

Manage space allocation, make-ready processes, and reconfigurations to maximize space utilization. Oversee the property's active and preventative maintenance program, and develop a comprehensive energy plan. Our Manager of Facilities will report directly to you.

Safety and Security

Work with internal staff and our security services provider to establish a customized safety and security program, including a Comprehensive Emergency Management Plan.

Marketing

Execute ongoing marketing strategies and plans to enhance shopping center and retailer sales through “grassroots” efforts, digital marketing and social media strategies, etc.

General Manager Responsibility

You will assume the direct onsite leadership and supervision of our team of approximately 40 employees during our core Saturday and Sunday operations. You will also interact with customers and key lessees throughout the weekend.

Qualifications/Minimum Requirements:

  • Bilingual – 100% fluency in English and Spanish
  • Bachelor's degree in business administration or related field
  • 8+ years of progressively responsible experience in retail management, multi-unit retail, hospitality management, or property/mall management
  • Your weekend (Saturday & Sunday) General Management presence onsite is a requirement for this position
  • Financial Management acumen -- P&L management and analysis, experience in optimizing income and controlling operational costs
  • Exceptional leadership skills with a proven track record of building and leading high-performance teams
  • Knowledge of property maintenance best practices, and 3rd party contracts
  • Familiarity with digital marketing, social media, and community engagement
  • Fluent with software and technology tools; able to leverage technology for improving operational efficiency and customer experience
  • Computer Proficiency: commonly used software (email, Excel, Word, and project management software)
  • Valid Driver’s License
  • Physical Ability: The role may involve various physical demands, such as lifting and carrying up to 30 pounds

Schedule:Off on Tuesdays and Thursdays, with one weekend free per month.
