Maintenance and Facilities Manager

The Maintenance and Facilities Manager is responsible for providing daily operational leadership and direction to the Maintenance & Facilities teams, which include Auto, Property/Facilities, Railroad, and Skyride teams. The Maintenance and Facilities Manager will also support the Director of the department with planning and budgeting of expense and capital projects related to these areas.

Essential Duties And Responsibilities

Additional duties may be assigned. Management retains the discretion to change or add to the duties of this position at any time.

  • Ensure park is ready each day for guests to safely enjoy offerings, communicating any helpful information or issues to the appropriate operating division
  • Manage any maintenance emergencies with urgency and clear communication to those who need to be made aware
  • Model servant leadership culture in all activities and interactions with maintenance, as well as all other park divisions and entities
  • Ensure all maintenance/employee related paperwork, electronic inspection project tracking, and payroll activities completed accurately and on-time
  • Conduct Profit and Loss financial reviews and assist M&C Director with development of annual operating plans to support overall business plan
  • Develop and manage training programs based on industry best practices to ensure quality
  • Work with Director of Safety to ensure compliance with corporate policies
  • Manage capital projects on time and on budget
  • Ensure all safety training and paperwork is completed accurately and on-time and is compliance with any corporate, state, and federal regulations
  • Assess, prioritize, and delegate work and communicate back on status
  • Assess condition of and create PM plan for equipment and vehicles
  • Identify, cost out, and prioritize capital needs for coming year
  • Occasional hands on activity and night work
  • All other duties as assigned


Supervisory Responsibilities

These are carried out in accordance with applicable policies and laws. Responsibilities include:

  • Directing staff, training, and performance evaluations to develop and control Park maintenance operations
  • Interviewing and hiring
  • Planning, assigning, scheduling, and directing work for contractors, architects / engineers
  • Evaluating, rewarding, and disciplining employees
  • Addressing complaints and resolving problems


Skills & Qualifications

  • Must be at least 18 years of age or older
  • Must be able to work days, nights, weekdays, weekends, and holidays
  • Must understand, read, write and speak the English language
  • Must have knowledge of water, sewer, HVAC and electrical systems
  • Must have economic analysis strengths related to equipment, building systems and maintenance functions including ROI and life cycle costing
  • Must have aptitude for understanding critical systems such as sewer pump stations, emergency generators and the power grid
  • Must have knowledge of underground utilities, fire protection, backflow devices
  • Must have knowledge of the operation of building and design and building codes
  • Must have knowledge of building envelope and waterproofing
  • Must have knowledge of mechanical attractions maintenance
  • Must have the ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations
  • Must have the ability to write reports, business correspondence, and procedure manuals
  • Must have the ability to effectively present information and respond to questions from groups of managers, clients, customers and the general public
  • Must have strong communication skills, exhibiting a servant leadership approach
  • Must have the ability to work with mathematical concepts such as probability and statistical inference
  • Must have the ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations
  • Must have the ability to define problems, collect data, establish facts and draw valid conclusions
  • Must have the ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables
  • Must be detail-oriented, highly analytical, and naturally systematic with a strong sense of order
  • Must be very familiar with Microsoft Office, excel, maintenance software and apps
  • Must handle confidential information responsibly


EDUCATION And/or EXPERIENCE

  • High school diploma or equivalent education required
  • Bachelor's degree preferred
  • Minimum of 5 years’ maintenance experience
  • Minimum of 5 years' experience hiring, training, and supervising required
  • Minimum of 5 years' experience supervising managers and/or supervisors required
  • Minimum of 5 years' experience in customer service, hospitality, theme park industry preferred
  • Minimum of 5 years' experience forecasting and budgeting maintenance and construction related projects


CERTIFICATES, LICENSES, REGISTRATIONS

  • Must possess and maintain a valid driver's license along with reliable transportation to travel between venues.
  • Certificates related to building systems and or membership of professional associations a plus

Specific vision requirements for this job include close vision, color vision, depth perception and ability to focus. Must be able to take directional cues directly or indirectly.
