New Construction home closed & recorded 🤝 Pros of buying a New Construction home- •customization: Buyers are able to choose a floor plan & select the interior features of their home. •Move in Ready: once construction is complete the home is ready for its new owner vs. buying a preexisting home some updates the buyer chooses to do after closing may delay the move in process. • Builder warranty: Many Builders offer buyers a warranty to package which may include not limited too structural, interior wall electrical & plumbing, and roof. Cons- •trade-off on time, a new construction home may take upwards to 6 to 9months. •on going construction in the neighborhood. •delays in construction: can be due to weather, shortage on material or labor issue etc..

A lot goes into the construction and function of a single home. Roofing and siding divert water. Plumbing routes hot and cold supply and return lines. Electrical applies the correct voltage and amperage to fixtures while providing safety mechamisms. Insulation keeps heating and cooling bills down. The structure holds it all up. Drywall keeps bugs out and makes the interior look pretty. Flooring provides a stable and beautiful surface for inhabitants. HVAC systems keep air flow and temperature optimal. Appliances allow us to store and cook food. ******** I’m starting a posting series that will cover these systems and more in great detail. Lookout for this on Wednesday’s at noon. Next week, I’ll cover the roof! As a prior roofer myself, I can go into some amazing detail you will find useful, if you either own a home, own rentals, or are looking to do either. As always, enjoy the posts, learn something, and ask questions or provide value in the comments section!

Having seen awards given out for house building over the years I often wonder about the credibility and intention of the same? What is the agenda when things are so obviously bad? Don’t get me wrong, there are a very small number of excellent builders who are getting it right and they deserve praise and recognition. But they are a very small number. When awards are given out on sites full of defects, fire safety defects and where a culture of customer care that is underpinned by hoping the warranty provider misses it, Building Control certs are a good excuse for poor workmanship and that the short changed consumer will give up and go away, this is a where we are. This is not serving our industry or consumers well. In recent times the quality of new builds I have surveyed are more in keeping with the attached article than the one ‘record breaker’ I recently looked at. I recorded below 30 images! It was damn near perfect, the Builder is worthy of an award for it and proved good quality can be produced! Unfortunately this is the exception not the rule. But to walk into a site and have to deal with various forms of abuse and worse, find multiple defects and then realise an award has been won shows endorsing bad practice and poor quality construction is all ok!? Modernise or Die Mark Farmer said. Instead of endorsiing what is bad, how about fixing it?

Whether you are making repairs to sell your home or considering a home renovation to improve your lifestyle, some projects may require a permit before starting. Let's break it down for you: 𝐘𝐨𝐮 𝐩𝐫𝐨𝐛𝐚𝐛𝐥𝐲 𝐧𝐞𝐞𝐝 𝐚 𝐩𝐞𝐫𝐦𝐢𝐭 𝐟𝐨𝐫: ✅ Structural changes: Knocking down walls, adding or removing load-bearing elements, or altering the home's foundation. ✅ Major electrical work: Installing new wiring, upgrading your electrical panel, or adding outlets. ✅ Major plumbing work: Installing new pipes, water heaters, or sewer lines. ✅ Mechanicals: Any modification to fuel gas equipment or systems that alter their function. 𝐘𝐨𝐮 𝐩𝐫𝐨𝐛𝐚𝐛𝐥𝐲 𝐝𝐨𝐧'𝐭 𝐧𝐞𝐞𝐝 𝐚 𝐩𝐞𝐫𝐦𝐢𝐭 𝐟𝐨𝐫: ❌ Cosmetic updates: Painting, updating your flooring, repairing or replacing windows, or replacing your kitchen cabinets. ❌ Minor Repairs: Fixing a leaky faucet, replacing a broken window, or repairing a small section of drywall. ❌ Landscaping & Exterior Improvements: Sprucing up your garden, adding new plants, or building a small deck or patio. ❌ Appliances: Replacing or repairing a hot water heat, air conditioning unit, or furnace.
