I spoke with ABC News about the challenges faced by entry-level homebuyers. I was asked: "Is the starter home a thing of the past?" It is a fair question given the percentage of households that can afford the median-priced home has shrunk from 55% to just 33%. The answer, in my view, is nuanced. While the path to homeownership has become much tougher, it's not impossible. There's still hope for aspiring homeowners willing to adapt their strategies. Shoppers willing to consider different submarkets, explore slightly less prestigious school districts, or opt for smaller floorplans might find a home they like and can afford. Entry level is a great way to define it; because it is an entry point and as such several compromises must be made to make it happen for most. The important thing; and I can’t stress this enough is to get in and become an owner. You want to be smart about it of course; carefully consider the location and potential resale or future rental value. But; too many people over analyze, try to go it alone for too long, or get caught in a perpetual deal seeking approach. Look at any housing data sources you want; prices don’t go backwards over time. You should have a 3-5 year time horizon in mind. Find good people and experts that can help you. There are grants, down payment assistance programs, and good values everywhere. #compassrealestate #gizelleandcompany

As we shared last month, almost half of all renters in Greenville County are cost-burdened, meaning they spend more than 30% of their income on housing costs. Hollingworth believes that all Greenville residents should have access to quality affordable housing. A recent article from the The Post and Courier shows that South Carolina has seen some of the nation’s largest rent increases over the past three years, with no end in sight. Nationally, rents were down year over year in two-thirds of the nation’s 100 largest cities. Yet, in South Carolina’s largest cities, including Greenville, rents went up. Large and ongoing increases in South Carolina’s population, driven primarily by people moving from other states, are a key driver of demand for housing. During the height of the COVID-19 pandemic, South Carolina was one of the fastest-growing states in the nation. At the same time, a spike in home prices and mortgage interest rates have kept potential homebuyers in rentals. If you want to experience city living but your house hunt has been less than fruitful, you might be overlooking some underrated cities to buy a home in the United States. The most underrated city for homebuyers doesn’t fall on one of the coasts, but instead in northern Alabama, according to a recent LendingTree report. Huntsville, Alabama, topped the ranking of best overlooked metro areas for homeownership, which evaluated a range of factors, including median home value, homeownership rate and median annual property taxes. Oftentimes, I get asked by my friends about the best time to purchase real estate. The answer is "NOW"! Provided, there's enough cash for the downpayment and pre-qualification in place from the lender. Northern Virginia Real Estate Market has a pace of its own - more stable, conservative, and so giving. Just compare the price increase between the local market with the nationwide statistics. The state’s D.C. suburbs are an economic hub for federal employees and high-paying professions. However, counties and cities closest to the city are historically expensive when compared to other counties. Here a recent Home Prices in NOVA by County/city, Median List Price, and Year-Over-Year Change (%): Alexandria (city) - $807,500 (23.8%) Arlington County - $912,000 (48.4%) Fairfax County - $861,225 (16.4%) Loudoun County - $850,000 (10.1%) Prince William County - $632,009 (8.8%) Stafford County - $579,950 (3.2%) The commuter-friendly communities of Alexandria, Arlington, Fairfax, and Loudoun remain among Virginia’s most expensive places to live. Arlington County's number (+48%) is staggering! Typically, homebuyers who want bigger, affordable homes will look to Prince William and Stafford counties to remain on the I-95 corridor. However, the commute into D.C. is more arduous, making the listing prices notably lower. The conclusion is - do not get overwhelmed by the Nationwide picture.
