What's Happening in #Tampa / #StPete: After years of retooling plans for a 29-acre vacant industrial property in west St. Petersburg! Landowner Porter Development LLC, headed by Les Porter, and joint venture partners Falcone Group and Metro Development Group, have submitted funding requests to the City of St. Petersburg and Pinellas County for the project now called Azalea Gateway, a proposed mixed-income multifamily project at 1501 72nd Street North, the former home of Raytheon Technologies. The development group is requesting a $4.9 million contribution from the City of St. Petersburg and $9.9 million from Pinellas County’s Penny for Pinellas funds to help construct phase one of the project. According to the submitted funding requests, Porter Development expects to break ground in early 2025. BREAKING GROUND | The Landings at Gateway New development brings 39 townhomes to the Denver Metro Area. Haselden Builders, a subsidiary of Haselden Construction, officially broke ground on a new 89,000-square-foot multifamily residence bringing 39 townhome units to the area surrounding Denver International Airport. The development is the final installment of an existing master plan for the area that includes both commercial and residential space. Adding more inventory to the already strained Denver market will help efforts to reduce the housing burden on the Colorado community. As the Colorado population continues to boom, housing remains a strong market for the Denver Metro Area. Development is increasing exponentially along the I-70 corridor near Denver International Airport as Denver continues to expand east. Thank you Gabrielle Gould for bringing this to light. Let's start by focusing on our existing conditions and quality as it pertains to historic preservation and new builds. First, the statement “cheaper is better” has been ingrained in our building patterns and it needs to stop. Design, architecture, planning, and engineering is an art. A key signature of the team or individual who created it. I say team because most times it takes a team to bring it to fruition. “Wait, isn’t the quick prefab supposed to be more efficient?” Not exactly. The old way was! This is why we still see ancient marvels that baffle current structural engineering understanding. Look at the Pyramids or Manchu Pichu! These amazing feets are still standing to this day. As the saying goes, “Rome wasn't built in a day.” It certainly was not. So how can we build more resilient buildings? Start by getting to know the history and partner with an archeologist. Building quality is worth every dollar, it creates a vibrant community for all income types.
