Is Tenant Mix Important in My Retail Property Search? In this market where there are increasing amounts of empty shops, you can often feel overwhelmed with choice. One of the factors that can help you to decide is to consider is if a retail parade has a complementary tenant mix that can boost your business rather than inhibit it. An example is where a landlord introduces a directly competing business near an existing tenant with the same permitted user clause - would you be content with fighting over the same customers? Poor choice of location with unfavorable tenant mix can backfire. For example, with the rise of high street lettings to dark kitchens (delivery only restaurants), the frequency of delivery drivers can cause havoc for your customers. Or a parade full of banks can result in a parade of empty shops due to most of the major banks closing physical branches at a rapid pace. The new Use Class E also raises questions on how quickly a retail parade's character could change. While tenant mix is just one of the things to consider, if you are interested in discussing how to optimise your property search, book a free consultation today at www.Olawill.co.uk Olawill #tenantmix #retailmix #shopmix #storevariety #rentsmarter #shoplocal #smallbusinesslife

Some sad, though not entirely surprising, news about Oddbins emerged today. While I wasn't a customer of theirs - probably because working in the wine trade, I've always had access to good quality, interesting wines at very reasonable prices - I still feel sorry for them. Most importantly, I feel for the employees, having experienced something similar when another retail chain closed the shop I was working in. As a marketer who would occasionally pop in, mainly out of professional curiosity, I feel this outcome was obvious. With their focus on the traditional 'bricks and mortar' retail model in an era of rapidly changing consumer behaviour and ever-growing wine offering (and buying power) among large retailers, this decades-old wine merchant was clearly headed towards a dead end. Not developing and investing in a strong online presence was a major mistake - one that no wine business can afford to make in the post-COVID era of web3 and AI. Let's hope the talented staff are able to find new roles within the industry very soon. Most of all, I hope they don't lose their passion for wine in general. #winebusiness #onlineretail #wineindustry #wine #wineonline #winenews #innovation
Exclusive: It’s sadly the end of the road for Oddbins retail, which has now officially disappeared from the high street. It’s been a long road for the retailer, which fell from its peak of 278 stores during its heyday to just 15 in recent years and teetered near the brink of collapse in 2011 and 2019. Harpers can confirm that all of its stores appear to have closed, effectively removing the name from the high street. What would attract you back in your High Street? Many cities have lost and are continuing to lose long established Branded retailers as well as Small retailers offering unique or specialist products because they can't afford to be in the high street anymore. Convenience led buying and keeping costs lower has led to people travelling away from the city High Street to large shopping malls or shopping online. So, my question if there was a way to bring smaller retailers back to the High Street, what would you like to see where you live for you to spend more time there? #retailers #retailindustry #restaurantsuccess

Helping clients with business valuation, commercial damage analysis, fraud investigation & shareholder disputes
Here's a fascinating turn of events. For all of you #BVFLS professionals out there with engagements involving retailers and shopping center owners, apparently the #brickandmortar apocolypse never happened. Many of us predicted the demise of shopping centers & malls as the #pandemic shifted consumers to online shopping. According to a recent survey from Cushman & Wakefield, we were wrong. While there was a small blip in vacancy rates during the pandemic, retail space is getting harder to find. I don't know if declining vacancy rates are due to shopping center/mall closures or increasing demand for space. But it is a surprise nonetheless.
